Had the PDF for prints of certain sections, quick searches, and portability. So, obviously having the actual book is nice, and feels good in your hands, but i'm going to really argue for the PDFs first off at least for a very important reason.

If you're GMing, you need to not only read the material in advance, but you should be highlighting the crap out of it.

Don't do this to a book. Its sacrilege and a lot more expensive. Get the PDFs, print them out yeah I know that can add up a bit, but do it in black and white and its probably still cheaper than the book , get some different colored highlighters, and go to town on that thing. It helps A LOT in my experience, especially if you've prepped several pages of stuff and need to quickly say, find out where that stupid treasure list is in all this crap for this encounter.

My go to system is blue highlighter for flavor text, npc speeches, or anything I specifically want to say to the players; green for skill checks, DCs, and traps; Yellow for treasure and notes specifically for the GM only; and orange for information probably important to the players but that I dont want to just read to them right away. My PDFs kinda look like a unicorn barfed on them, but it really is very helpful for being able to find the information even quicker than just having to scan through the pages without any identifying marks.

How good is your tablet? I would also download the individual chapters and not the whole PDF. Nowadays, you can make notes onto the PDF with most standard readers, that helps.

Plus, you can print out pages you need instead of having to scan them and then print them. If you're anything like me, you'll end up downloading both at some point anyways. Personally, I have enough things that I'm always looking up on my laptop a lot of monster stats, for instance that I'm glad the book is a separate, physical thing. Having one more open window to keep track of and alt-tab between would probably be frustrating for me.

At the table I also had two players Skyping in I had the book. Easy to refer to. PDFs a little more difficult if you need to look back, or forward.

One more thing about the book. As a new GM, it's nice to see how APs are laid out and written. Helps when you run another one, you will know where to look. I use both all the time, but if you can only get one get the PDF. You can always print out sheets. I have all my Pathfinder resources on my PC, but I find it somehow lacking. I find a real book much more charming somehow. Just my two cents I bought it and got the pdf.

I run online so PDF is always helpful to have, but even the best indexed PDF takes awhile to find what I need and is another window open on my limited screen space. I prefer to flip through the book, and having the book itself was easier to read through the whole AP to prepare myself.
